All our land is raw, vacant and undeveloped. Some parcels may come with utilities (power, sewer, water etc), while others may not.
We buy land from property owners that no longer want or have a need for their land. We purchase these parcels at very low prices. As a result, we are able to offer these properties at extremely affordable prices to the public.
Our inventory changes regularly. By joining our Preferred Buyer’s list (sign up here on our website) you will be the first to receive details on our latest properties. Please note: parcels are sold on a first come, first serve basis.
We offer 2 payment options – owner financing or payment in full.
If you decide to buy land through our easy owner financing program, here are the steps:
1) Make the deposit and document fee (to reserve the property and begin document preparation)
2) Completion of paperwork - we will contact you within typically 24 hours to securely electronically sign these and return to us.
There are 3 contracts to sign and they are:
· Purchase Sale Agreement
· Promissory Note
· Land Sale Contract
3) Congratulations! You are now proud new property owners, and it's yours to enjoy!
4) Make your first monthly payment, usually due 30 days from contract effective date. All monthly payments are automatically drafted from your bank account (a nominal $10 monthly fee is charged for loan servicing).
5) Once all payments have been made, we will transfer the parcel with a warranty deed (and clean title) into your name (and it's recorded with the county) typically within 14-30 days. The county will mail you a copy of the recorded deed.
Alternatively, you can purchase by paying in full. We transfer the warranty deed into your name after receipt of funds.
Everyone! There is no lengthy application process, no credit check, we do not charge interest. Regardless of your financial situation, if you can afford the downpayment and document fee to reserve the property, we will finance you!

No, we are land investors. There are no commissions, no MLS fees. We own all the property we sell.
We have simplified the process whilst still having all the necessary paperwork in place to protect all parties involved in the transaction. We typically do no involve third parties, but that decision is entirely up to you.
We work with buyers who want to close quickly either by paying cash or make payments to us through our financing program. However, if your funding is pre-approved and you can close quickly we will consider any offer.
When you buy property from us, you have 60 days to change your mind and we will refund your money, no questions asked. It's that simple to buy land risk-free and with peace of mind from us.
We truly believe in our land and so this doesn't happen often, but we understand that sometimes a particular parcel just isn't the right one.
Simply put - from the time of purchase, if for whatever reason you no longer want your land, you have 60 days to let us know, and we will completely refund all payments made towards the principal.
Note: Refund of principal payments excludes any fees (i.e. document fees, processing fees, other fees and taxes). Any late or missed payments during the Guarantee period will automatically void this Guarantee.
Yes, you can. We encourage it. However, we strongly recommend securing the parcel first by making the downpayment. This ensures that it is not purchased by someone else while you go out to inspect the property. Remember that Our Peace-Of-Mind Guarantee covers your downpayment (which is fully refundable)
If you buy a property from us, and then find something else in our inventory that you like even better within 12 months (of equal or lesser value) we will happily exchange it.
Note: Any missed or late payments voids eligibility
Each county will have a planning and zoning department. We strongly advise contacting these offices to clarify what is allowed and what is not.
If purchasing from us through our financing program, we do not allow modifications or improvements to the land or fulltime occupancy (>3 months at time) until all payments have been made.

After we have a signed purchase agreement:
1. We perform Due Diligence on the property (title and property research). This usually takes up to 10 days.
2. A deed is created and sent to the seller for signing. This is then returned to us.
3. Payment is sent to the seller and the Deed is recorded with the County.
We offer direct closing, to reduce the costs to the seller. Alternatively, a mobile notary or title company can be used at the seller’s discretion.
